Regular home maintenance is necessary to protect your investment and prevent serious damage. Many repairs like squeaky hinges or burned-out light bulbs are not essential, but some problems need to be attended to as soon as they become apparent. Here are some repairs that you should never ever ignore or procrastinate about.

Roof Leaks

Leaking roofs cause mold growth in the attic, wet insulation, ceiling damage, rot, structural damage, and possibly electrical issues. Inspect your roof and attic space every year and after severe storms. Signs of possible leaks include:

  • Missing, buckling, or curling shingles.
  • Roof damage–shingles or structural damage.
  • Light shining through the roof into the attic.
  • Moisture or stains on ceiling or walls.
  • Mold in the attic, on the ceiling, or walls.

Don’t wait. Fix leaks immediately or call a roofing company.

Plumbing Leaks

Plumbing leaks are caused by frozen pipes, rusted pipes, damaged pipes, and improper installation or maintenance. Signs of leaks to look for include:

  • Water on the floor–especially in the basement.
  • Leaks under sinks and around toilets.
  • Lower water pressure or no water.
  • Discolored water or gurgling from the tap.
  • Poor drainage.

Persistent Toilet and Drain Clogs

Drain and toilet clogs that can’t be cleared with a plunger or toilet snake may be a sign of bigger problems. If toilets and drains clog frequently or always drain slowly it is time to call a plumber to diagnose the problem. They can put a camera into the drain system and determine the cause of the clog. You may have a collapsed main line, tree roots growing into the system, or a major clog that requires professional clearing.

Gutter Clogs or Leaks

Clogged gutters appear to be a minor issue but they can cause big expensive problems. Overflowing rainwater causes foundation leaks, soil erosion, rotted fascia and roof decking, damaged shingles, and gutters that eventually fall off because of excess weight. Clean out gutters and downpipes every year or install gutter guards to prevent clogging.

Foundation Leaks Or Cracks

Concrete often develops hairline cracks as it cures. Cracks that expand or “stair-step” across the wall are more serious and eventually leak or become a structural problem. Have a foundation repair company inspect your house and recommend solutions. Basement waterproofing prevents leaks and usually keeps cracks from expanding.

Hot Water Tank Issues

Hot water tanks usually give you some notice before they quit working completely. Some signs you should look for include:

  • Running out of hot water for no apparent reason.
  • Inconsistent water temperatures.
  • Smelly, rusty, or dirty water.
  • Noises coming from the water heater.
  • Leaks from the overflow or the tank itself.

Get a plumber to inspect your tank and offer solutions before it quits completely.

Electrical Malfunctions

Faulty electrical systems can cause shocks and house fires. Unless you have some experience and DIY ability, call a contractor if your electrical system is not working properly. (Your insurance may be void if you do DIY electrical repairs.)

  • Flickering lights.
  • Outlets are dead or making a buzzing noise.
  • Breakers tripping continuously.
  • Electrical smells.

Gas Leaks

Gas leaking inside your home or from exterior supply lines is a health and fire hazard. Call your gas company immediately if you smell something like sulfur or rotten eggs. Don’t stay in the house while you are waiting for help.

Mold Growth

Mold growth can occur anywhere in the house from the attic to the basement. Whether you have pink mold in the bathroom or other types of mold anywhere in the house, don’t wait to get rid of it. Mold is responsible for health issues rot, and structural damage. The longer it remains untreated, the more expensive it is to remedy.

Pest Infestations

Termite infestations can make a house uninhabitable in five years. Mice in your attic chew electrical wiring–causing fire hazards–and ruin insulation. Getting rid of ants, cockroaches, and bed bugs takes time and effort. Don’t wait when you spot signs of pests in your home. They carry diseases, damage the building, and are expensive to eradicate once they start nesting and breeding.

Most of these problems are related to water. Water inside your house where it isn’t supposed to be causes expensive damage. Make sure to repair all water-related problems immediately.
